NEW YORK, NY – May 11, 2026 – Atlas Real Estate Partners (“Atlas”) today announced the acquisition of The Maddox, a 326-unit, 2019-built Class A multifamily community in Katy, Texas. The transaction marks Atlas’s 11th acquisition in the Texas market and its first investment in the Houston MSA, the country’s fifth-largest metropolitan area. The acquisition follows Atlas’s recent opening of an Austin office, led by Chase Guillory, which will drive the firm’s Texas investment activity.
Atlas acquired The Maddox at a significant discount to replacement cost, capitalizing on a cyclical trough in the Katy submarket, where new supply is down approximately 86% from its 2024 peak (CoStar). The Katy area is projected to add more than 52,000 residents through 2030 (Katy EDC), supported by a diversified employment base spanning healthcare, advanced manufacturing, logistics, insurance, and energy.
“The Maddox is exactly the type of opportunity we target at this point in the cycle — a high-quality, recently built asset in a strong submarket where short-term operating softness has created a meaningful basis advantage,” said Arvind Chary, Managing Partner of Atlas Real Estate Partners. “With supply tapering and demand drivers intact, we see a clear path to outperformance as concessions burn off and the asset stabilizes under new ownership.”
Atlas plans a light exterior and amenity refresh, with additional upside from concession burn-off and expense optimization.
Located at 1330 Park West Green Drive in West Houston, The Maddox is a five-building, three-story garden-style community on 9.19 acres, with one-, two-, and three-bedroom floor plans averaging 935 square feet. Community amenities include a resort-style pool, fitness center, indoor-outdoor lounge, grilling area, and dog park. Units have stainless steel appliance packages, quartz countertops, modern cabinetry, walk-in closets, and private balconies.
The seller, Quarterra, was represented by Newmark.
